Custom Home Communities Deserve Custom Homes

The Lewes Building Company is proud to be one of a handful of home builders in this market to offer truly custom homes.  We believe that the character, beauty and history of Lewes and Rehoboth should be upheld and that the custom home communities and towns here at the Delaware Beaches deserve truly custom homes and real architectural preservation.   

Some production and series home builders offer to build their package homes in custom home communities as well as on parcels located in the town limits of Lewes and Rehoboth.  While this may seem like a quick, easy, inexpensive option; it is a decision that like many quick decisions, may lead to a negative outcome in the long run.  Building production style or series homes in custom home neighborhoods defeats the purpose of living in a custom home community, and some would argue, may negatively impact property values in the neighborhood.  

If you are in the market for a new home, buying a production or series home may be one of the options you are considering. There are several production home communities in the area that offer many amenities.  There is a healthy market for this product and for these communities.  We do not want to detract from that market; but rather, encourage home buyers who would like to live in a custom home community to choose a custom home builder to build your home. 

The reason people decide to build a production home in a custom home community is usually price.  Most homebuyers have a total package price in mind – meaning that they know their price range for a lot and a home.  Many people stretch to the upper limit of this range and back themselves into a corner that is blockaded by price.  When this happens, value is lost.   Building or buying a home is a major financial decision, and one that needs take into consideration value for your family as well as long-term value for the neighborhood. 

Production home building companies are centered around the constant pursuit of cutting costs and increasing sales every year in order to maintain a large organization.  They have entire departments dedicated to sales, marketing and value engineering.  Smaller companies, like The Lewes Building Company, are also cost conscious and need to pursue new business, but a small company that is able to use technology to increase productivity and efficiency does not need a huge pipeline of work to feed a hungry top-heavy machine.  The Lewes Building Company does not employ salespeople, has no marketing team, and does not spend any time re-labeling or re-packaging existing systems or technologies.  Our future growth as a company does not depend on meeting regional sales quotas, nor does it involve a plan to move out of this market to evolve into a regional builder.  We think the best way to build value into our homes is to treat time – our company time as well as our clients’ time – as something very valuable, and to respect the financial investment that is entrusted to us.  Every minute an employee is focused on re-labeling, re-packaging, or re-naming an existing technology is time not spent on the business of building homes.  If your builder places more emphasis on “value engineers” than structural, mechanical, or geotechnical engineers, you may be investing in a marketing company, not a home building company.
