The statistics referenced here and in the attached newsletter are based on single family homes derived from the Sussex County Association of REALTORS® Multiple Listng Service.

Active Listings/Current Inventory
As of the end of May, there were a total of 2,499 homes on the market, an increase of 2% from the previous month's end inventory of 2,459. This represents a 12-month's supply of inventory, with a current absorption rate of 206 homes sold per month thus far in 2016. Here is a breakdown of how many homes are for sale in specific price ranges:

$0 - $100,000:  84
$100,000 - $200,000:  341
$200,000 - $300,000:  652
$300,000 - $400,000:  500
$400,000 - $500,000:  303
$500,000 - $600,000:  159
$600,000 - $700,000:  114
$700,000 - $800,000:  59 
$800,000 - $900,000:  55
$900,000 - $1,000,000:  35
$1,000,000 and up:  197

Closed Sales
For the first 5 months of 2016, sales of single-family homes in Sussex County are down by 6% over last year, with 1,029 homes sold compared to 1,089 for the first 5 months of 2015. The areas with the largest increases were Western Sussex County, up 13% and the Broadkill Hundred, up 8%. The area with the largest decrease is the Dagsboro Hundred, with a 31% decrease from last year to date.

Home Prices
The average sales price of single-family homes in Sussex County is down by 6% over the first five-month period of last year, $354,099 compared to $378,334. The median sales price was the down by 3% over the first five months of 2015, $270,000 compared to $278,900.

Pending Sales
Pending sales for the first 5 months of 2016 were up by 9% over last year, with 1,448 homes going under contract during the first 5 months of 2016, compared to 1,323 in 2015.

Market Share for Berkshire Hathaway HomeServices Gallo Realty
Through May of 2016, Gallo Realty has sold the 2nd most number of properties of all brokerages in Sussex County. Gallo Realty has closed 322 units for $112,860,939 worth of real estate, which represents a 10.7% market share.
