Dollar General proposed for Route 9 parcel

Project would continue commercial trend along highway

A developer has plans to build a Dollar General store along Route 9 at the Fisher Road intersection between Lewes and Milton.

Oxford Chase Development Corp., which constructs the stores throughout the Delmarva Peninsula, has applied for a rezoning from AR-1, agricultural-residential, to CR-1, commercial-residential, for a 3-acre parcel.

During a Feb. 9 Sussex County Planning and Zoning Commission public hearing, Ken Christenbury, an engineer with Axiom Engineering in Georgetown, said the location was selected because of its proximity to an improved intersection with a new traffic signal. “It's an ideal location for commercial development,” he said. “And in the surrounding area of Route 9, there is quite a presence of commercial activity.”

The proposed store would be near and on the same side of the road as the Cool Spring Business Park.

“Dollar General does not come to sites without marketing analysis,” said Dennis Schrader, the applicant's attorney. “They never fail when they choose a site.”

The preliminary site plan includes a 9,100-square-foot building and 42 parking spaces. The main entrance would be off Fisher Road with right-in and right-out only access along Route 9.

No one spoke in support or opposition of the application. The planning and zoning commission deferred on a vote following the hearing.

County council's public hearing is scheduled for 1:30 p.m., Tuesday, March 14, in the county administration building at 2 The Circle, Georgetown. The public record on the application can be viewed at the county's planning and zoning department from 8:30 a.m. to 4:30 p.m., Monday through Friday.
