Plans for another Royal Farms store surface

Another Royal Farms project has surfaced in Sussex County.

At its Dec. 14 meeting, Sussex County Planning and Zoning Commission granted preliminary approval for a site plan that includes a 5,100-square-foot store with 14 fuel pumps on a one-acre commercially zoned parcel at the southeast corner of Route 9 and Harbeson Road.

The existing Harbeson Deli strip center would be demolished to make way for the project.

Commissioners discussed a request by the developer to place parking spaces in the front setback area along Route 9.

Jeff Harman of Becker Morgan Group said state transportation officials are requiring interconnectivity on the east side of the site to adjoining properties for access to Harbeson Road. “DelDOT was adamant that we have that access to Harbeson Road,” he said.

To allow room for that access, the developer is seeking to place parking in what would otherwise be the front setback area along Route 9.

Commissioner Bob Wheatley said while county officials are striving to preserve the right of way in setback areas, including along Route 9, it appears the trade off for interconnectivity to other parcels is probably an appropriate trade.

Harman said an additional 10 feet of right of way has been preserved in front of the property because of a pending intersection improvement project set to start in the spring of 2018.

The developer will be required to submit a final site plan for review and approval by the planning and zoning staff.

A Royal Farms store was recently completed at the intersection of Route 1 and Route 24 near Rehoboth Beach and another is under construction along Route 1 near the entrance to Rehoboth Beach.
