Lewes library requests proposals for construction management services

Proposals are being sought by the Lewes Public Library for Construction Management At Risk services for construction of the new 28,500 square foot Lewes Public Library.

With schematic design nearly complete, the board feels it is timely and prudent to move ahead with selection of a construction management firm, according to Board of Commissioners Vice President Ned Butera.

Butera said the Library is most interested in contracting with a Delaware firm.

The new library will be approximately 28,500 square feet, newly constructed on the currently vacant property adjacent to the library’s current facility. The project also includes associated site work, storm water management, utilities and other related work. The project will be completed in one phase.

Preconstruction services shall include: design document review, cost estimating services in order to meet the project budget, a project schedule and construction site plan. The CM shall work with the owner/architect to make revisions to the project as necessary, to ensure the project is within budget. The CM will be required to establish a Guaranteed Maximum Price for the project at 100 percent construction documents.

Upon owner approval of the final construction documents, GMP, schedule and construction site plan, the CM shall provide scoping of the work, bid advertisement, solicit bidders, hold a pre-bid meeting, conduct bid opening, scope review and bid award. Upon award, the CM shall perform the work. The CM shall manage project closeout.

An original and four copies of the proposal must be received by Friday, Oct. 11, at 3 p.m. in the office of the library director, Ed Goyda, 111 Adams Ave., Lewes DE, 19958. In addition, submit a PDF copy of the proposal to Goyda at ed.goyda@lib.de.us. Proposals received after the time and date indicated above will not be accepted.
