Build a New Home with "Good Bones"

Have you ever heard someone say a house has “good bones”? Ever wonder what that means?

At Aurora Homes, we think the stick frame construction is what people are talking about when it comes to “good bones”. This is the wood frame that makes up the main structure of the house. When it comes to “stick built” homes, there are two ways that walls are assembled. The more traditional way is to “stick frame”- which is to assemble the home according to the plans and specs from flat-shipped lumber.The other main way is to build the walls in panels- pieces of the wall that are assembled in a shop and then shipped on a truck for on-site assembly. This is called panelized construction.

At Aurora Homes, we stick frame our homes. We do this because we think this is a superior way of building a new home. We also do it because the of our design philosophy of new home design. We use skilled carpenters that make sure the walls are assembled correctly. The truth of construction is that there can be small variations in the work that are hard to see in the entire house. We also customize our homes, so they aren’t easily assembled in a factory in bulk. Panelized homes are pre-built sections of the walls that are stacked on a truck and delivered to the site. The panels are dumped on the site, and the workers then assemble the prebuilt sections of the house. Suppose a foundation wall was built 1/8” off the plans. At Aurora Homes, our construction would allow for that small variance. In panelized construction, there’s only one way to deal with that variance… make it fit. This means a sledgehammer to pound the wood into place. You can imagine what this means for square and plumb walls. (If you can’t, then imagine that the walls are square or plumb).

Lots of other straight things go into a new home (cabinets, countertops, windows, doors, tile), and these thing don’t always fit so well when they are installed in a home where the walls aren’t straight and square. All Delaware builders install these things, but they don’t all install them in the same way. If you’re not doing research on how your new home is being built, then maybe you should. How can you decide which Delaware new home builder is right for you?

The short answer is to listen. Walk into the model home sales center and simply ask them about their homes.
