Getting ready for a fall clean-up? After 20 years of helping people buy and sell homes here at Long & Foster Real Estate, I know which records are worth keeping and which ones you can toss.  

Here are five important home records to hold onto, whether they’re paper or digital. 

Property documents:

Collect all the paperwork from when you bought your home, such as the closing disclosure, deed, property survey and title documents. Store them in one place so you can find them easily when needed. 

Home inspection report:

Full of useful details about your home its systems and appliances, this report is a great resource for future maintenance or upgrades. If you worked with a licensed home inspection company you should have a comprehensive inspection report with high-resolution photos that you can refer back to in the future.  

Insurance policies:

Keep records for your homeowners’ insurance, umbrella policies and additional coverage, like home warranties. Save your insurance agent’s contact details and claims number on your phone, too. Our partners at Long & Foster Insurance also suggest creating an inventory of your belongings, especially valuable items, with photos and receipts, and there are many easy-to-use apps to streamline that process. 

Appliance and system documentation:

 Many appliances and home systems now have manuals online, but it’s still useful to keep paper copies if you have them. For anyone who worked with Insight, you received a customized guide to your new home with links to these files and other helpful information. 

Improvement and repair records:

 Whether you're upgrading a bathroom or fixing your water heater, keep all sales contracts, permits and receipts. These records show how you’ve cared for your home if you decide to sell, and they’re helpful if problems come up later.
