A 302-unit subdivision proposed for Hopkins Road outside Lewes is set for review by state agencies Wednesday, June 3. 

The project, called Traditions of America at Lewes, is planned to be a 55-plus community on 150 acres between Beaver Dam and Fisher roads. The site is bordered by the Ridings at Rehoboth on the east and Heron Bay on the south. Miralon is just to the north. 

Traditions of America is a developer based in Berwyn, Pa. It has three communities in Chester County, two in Pittsburgh, and one each in Lancaster County and the Lehigh Valley. The company also has another community in Richmond, Va.

Traditions of America only builds 55-plus communities. Since its founding in 1997, the company has sold more than 6,000 homes and has twice won the National 55+ Builder of the Year Award from the National Association of Home Builders.

The Hopkins Road parcel is almost entirely farmland today. Of the 5.9 acres of forest, about 2 acres are set to be removed if the plan is approved. 

The plan calls for 73 acres of open space in the form of active recreation, passive recreation and stormwater management.

To accommodate stormwater, the plan is proposing infiltration basins, bio-retention and extended detention wet ponds.

When complete, the community is estimated to generate 1,448 daily trips on an average weekday.

The plan anticipates future interconnection, with a stub road left to an undeveloped property to the north and another to Crocodile Cove in the Heron Bay community.

According to the Preliminary Land Use Service application, the property was previously the site of the Mustard Farm Agricultural Complex, but all structures were removed prior to May 2006.

The property is located within Strategies for State Policy and Spending Level 4, which is an area where the state typically discourages development.
