Delaware's housing market sent mixed signals in August 2026. Fewer homes changed hands than a year ago, but sold prices rose and buyers had more homes to choose from, according to the Delaware Association of Realtors.
Statewide, 1,222 homes sold in August, a 4% decrease from the 1,279 homes sold in August 2025. New listings held steady, with 1,643 homes coming onto the market, up 1% from 1,619 a year ago.
Prices showed a similar split. The statewide median listed price dipped slightly to $410,667, down 0.16% from $411,333 last year, essentially flat. The median sold price rose 3.84% to $401,632, up from $386,783, showing that buyers are still paying up for the homes that do sell.
Inventory grew at a healthy pace. Active inventory rose 10% to 4,712 homes, up from 4,277 a year ago, giving buyers more options heading into fall. The average months of supply held steady at 3.5. Pending units fell 6% to 860, down from 912, and homes took longer to sell, averaging 48.0 days on market, an 11% increase from 43.3 days last August.
"August's numbers show a market that is settling into a slower rhythm as we move toward fall," said Denise Forman Gaines, 2026 president of the Delaware Association of Realtors. "Fewer sales and a longer time on market tell us buyers are taking their time, but rising inventory gives them more room to do that. Sellers are still seeing solid prices for homes that are priced right."
