After moving multiple times over the last few years, JAM Bistro in Rehoboth Beach has found a permanent location.

“This will be our forever home,” said co-owner Mark Hunker, in an email July 14. “Unlike the two previous buildings that JAM was in, there are no plans to build a hotel or build a mixed-use property.”

This is the fourth location for the popular downtown Rehoboth Beach restaurant.

Hunker opened the restaurant with Jeff McCracken in Celebration Mall on Baltimore Avenue in 2010. A year later, the restaurant moved across the street where it operated continually for over a decade. In 2023, JAM Bistro moved to the corner of Second Street and Wilmington Avenue because the Baltimore Avenue structure was set to be demolished. The restaurant’s time at its third location, which was the longtime home of Chez La Mer, was also short-lived. That building has also been demolished, making way for a mixed-use structure.

The new restaurant is located on Rehoboth Avenue, next to Loves Liquors, in the space that was most recently Coho’s Market, and Grub Grocery before that. McCracken and Hunter purchased the Rehoboth Avenue market in 2022 and ran it as one until October 2025.

JAM opened in its new space July 2. The menu is very similar, but it also has new taste profiles and additional menu items, said Hunker.
