Milton council approves Heritage Creek waiver

Proposed new development heads back to planners

Milton town council unanimously approved a waiver from street design requirement for Heritage Creek, paving the way for developer Fernmoor Homes to begin work on plans for new homes on Woodland Avenue.

The waiver allows for a section of street in the planned new phase of development to have a 125-foot radius instead of the code-mandated 150-foot radius. The waiver is only for this specific area, not for the rest of the development.

Early plans call for a circular street design, which Fernmoor Homes attorney Tim Willard said would allow for a more fluid design, would allow for a more compact footprint and enable trees to be saved.

Milton’s planning and zoning commission approved the waiver in February, but ultimate approval had to be given by council.

The next step will be for Fernmoor Homes to submit a layout to planning and zoning, which would have the number of homes and further design details.

Heritage Creek’s master plan for development was first approved in 2005. The development was allowed 425 units on a site next to Mariner Middle School, and construction has been ongoing since with the most recent addition in 2012 being 12 single-family homes, nine triplexes and six duplexes on 7.21 acres.
