Sussex County Planning and Zoning Commission will meet at 6 p.m., Thursday, Oct. 17, in the county administration building, 2 The Circle, Georgetown. Included on the agenda is a public hearing on a conditional-use application filed by Imagination-Renovation LLC for a furniture making and repair business on a 5-acre parcel along Rust Road, one-quarter mile south of Harbeson Road. In addition, the commission may vote on a rezoning application from AR-1, agricultural-residential, and MR, medium-density residential, to C-3 heavy commercial filed by W&B Hudson Family Ltd. for a 37-acre parcel on the south side of Route 9 near the Harbeson Road intersection adjacent to the new Royal Farms. See a complete agenda at www.sussexcountyde.gov. Meetings are broadcast live on the county website.

Sussex P&Z recommends denial
At its Oct. 10 meeting, Sussex County Planning and Zoning recommended denial of a conditional-use application filed by Steven and Helene Falcone for an office building on a .69-acre parcel at 32454 Lewes-Georgetown Highway, near the intersection of Beaver Dam Road and Church Street across from the former John Wesley United Methodist Church near Lewes.

Making the motion, Commissioner Kim Hoey Stevenson said the quarter-acre parcel appeared too small for the proposed building without three setback variances and parking in the setback area. In addition, she said, there is an existing boundary-line discrepancy. “There are too many unanswered questions,” she said. Hoey Stevenson’s motion would remove the one-year refile requirement and allow the applicant to reapply with no fee if the boundary-line dispute could be resolved and the building could be a better fit for the parcel. Sussex County Council’s hearing on the application is scheduled for 1:30 p.m., Tuesday, Oct. 29, in the county administration building, 2 The Circle, Georgetown.
