The Rehoboth Beach Planning Commission unanimously approved the site plan for a proposed addition to Summer House on Rehoboth Avenue.
Local restaurateur Regan Derrickson purchased the four-decade-old restaurant in 2022. A year later, he purchased the vacant lot immediately to the west, opening an outdoor dining patio in April 2024. The proposed addition to the restaurant will be built in the area behind the patio, which will remain.
The project includes an expansion of the restaurant’s kitchen, with a three-bedroom, two-story apartment above. City code requires two parking spaces, but the plan calls for four. Additionally, the trash dumpsters that currently sit in the alley behind the restaurant will be moved onto the property.
The planning commission discussed the project during its meeting in August and conducted a public hearing Sept. 25.
“I just want to make it clear the patio is not going anywhere,” said Derrickson, during the recent public hearing.
Above the Dunes owner Mike Venanzi was the only member of the public to speak. He said he's in favor of the project.
Venanzi said Derrickson is a good businessman who puts a lot of effort in his businesses to make them a great place for residents and visitors.
Planning Commissioner Nan Hunter said this is a project the city wants to see go forward, and she’s looking forward to its completion.
Planning Commissioner Julie Davis said this is an example of a mixed-use project that sets a very good precedent for the city. Hopefully, this is a good example for other property owners to follow, she said.
