Sussex officials OK new subdivisions

Beebe Healthcare and other commercial projects gain approval

Last week, Sussex County Council and the planning and zoning commission approved several land-use applications for projects in the Cape Region.

The planning and zoning commission approved the following at its Sept. 13 meeting:

Oak Landing – Preliminary approval for a 163-lot single-family subdivision on 60 acres along Oak Orchard Road. Among conditions imposed by the commission, a 6-foot fence must be constructed to shield the property of Charles Clark from the development, and a 50-foot buffer is required from a section of wetlands on the parcel. The final site plan must be approved by the planning and zoning commission.

Hawthorne Phase 6 – Preliminary approval for an additional 41-single-family lots on 28 acres for Hawthorne, a community under construction along Route 9 near the Gravel Hill intersection near Georgetown. The project will now have 254 lots. Among conditions imposed by the commission, a wooded area along the eastern section of the parcel must be left intact. The final site plan must be approved by the planning and zoning commission.

Kirk Salvo, KH Sussex LLC – Recommended approval of a rezoning application from AR-1, agricultural-residential, to C-3, heavy commercial, for a 3.5-acre parcel at the intersection of Route 24 and Angola Road between Lewes and Long Neck. The developer has plans to build a convenience store at the site, the current location of a homebuilders office and marine storage operation. County council will have the final vote on the application.

County council approved the following at its Sept. 11 meeting:

A rezoning from AR-1 to I-1, institutional, to Beebe Healthcare for a 20-acre parcel near the intersection of Route 24 and Warrington Road near Rehoboth Beach. The parcel will have a connector road to the existing Beebe Route 24 medical complex.

A rezoning from AR-1 to C-5, service with limited manufacturing, to Ferguson Enterprises for a 5-acre parcel along Route 9 near the Five Points intersection in Lewes. The company, specializing in HVAC equipment sales, plans to build a 26,400-square-foot warehouse with wholesale and retail sales with hours from 6:30 a.m. to 5 p.m., Monday through Friday, and 8 a.m. to noon on Saturday.
