Sussex P&Z acts on site plans

Various projects include a boat-RV storage area and change in The Peninsula amenities

During its Sept. 8 meeting, the Sussex County Planning & Zoning Commission approved several site plans, including an expansion at Surfing Crab Restaurant and Bar, a new boat and RV storage area, and an amended amenities plan at one of the largest communities in Sussex County.

The commission approved a revised final site plan for a project at Surfing Crab restaurant on the northbound side of Route 1 near Lewes. Plans include construction of four one-story buildings for flex-style commercial use with 27 new parking spaces. Two of the buildings will be 3,000 square feet and two will be 3,500 square feet.

The approval includes a condition that the owner must upgrade an existing chain-link fence along the back of the property to be covered to enhance the buffer between the property and nearby residents.

Commissioners granted preliminary approval for an application filed by Samuel C. Warrington II for a boat and RV storage area on a three-acre parcel along Postal Lane between Lewes and Rehoboth Beach. The storage area will have a 6-foot fence around the perimeter as well as a vegetated buffer with a security gate.

Also gaining approval was a revised amenities plan for The Peninsula – Phase 2, Lakeside Village in Long Neck. The owner plans to remove fencing, a playground and volleyball court, and landscaping to make way for a 13,000-square-foot pool, 1,600-square-foot children's pool, and a pump room and bathhouse. The plan was amended in 2017 to include a pool bar and bathroom. The Peninsula, located along Indian River Bay, was approved in 2002 with home sales starting in 2004. The original plan included a 1,400-lot community with $48 million in amenities, including 10 miles of trails, a fitness center, clubhouse and restaurant, Jack Nicklaus signature golf course, pro shop, indoor and outdoor pools and spas, eight tennis courts, other sports courts, community garden, fishing pier and wave pool. It is one of the largest subdivisions ever approved by county officials.
