Sussex P&Z tells council to deny Route 9 project

Commissioners agree that multifamily housing not compatible with the area

Sussex County Planning & Zoning Commission has recommended denial of three applications filed by Charles E. Turner Jr. for a multifamily housing project on the north side of Route 9 near the Gravel Hill Road intersection east of Georgetown.

The votes were 4-0 on each application.

The applicant has filed to rezone the 9.7-acre parcel from AR-1, agricultural-residential, to MR, medium-residential district, for a conditional use for 42 multifamily units and also an amendment of the county's future land-use map from low density to developing area.

The parcel contains a manufactured home park, which has been at the location since before the county enacted zoning.

“This not consistent with the comprehensive plan and should remain a low-density area,” said Commissioner Kim Hoey Stevenson, who made the motions for denial on all three applications.

She said multifamily housing is not consistent with other housing in the area. However, Weston Willows, a 287-unit apartment complex on 27 acres, is located less than one mile west of the parcel with a density of nearly 11 units per acre.

Sussex County Council has a scheduled a public hearing on the applications at 1:30 p.m., Tuesday, Feb. 7, in the county administration building, 2 The Circle, Georgetown.
