Three area projects under state review

Two new hotels proposed along Route 1

Three proposed projects in the Cape Region are under review as part of the Office of State Planning Coordination Preliminary Land Use Service process. The hearing took place Dec. 21.

Developer Destiny LLC has submitted plans for a 60-room, 4-story Days Inn Hotel on a 1.3- acre parcel at the intersection of Route 1 and Parsonage Road just north of Fins. The property owner is Harry Keswani of Rehoboth Beach.

Developer Midway Ventures LLC has submitted plans for a 47,000-square-foot Tru by Hilton hotel on a 2.15-acre parcel at the intersection of Route 1 and South Street, the location of the current Jake's Restaurant. Owner of the property is KLEM LLC of Rehoboth Beach.

State agencies are also reviewing plans for a 294 single-family-lot subdivision on a 137-acre parcel along Sweetbriar Road near the Cave Neck Road intersection between Lewes and Milton. Developer Land Investment Group LLC is expected to file a rezoning application from AR-1, agricultural-residential, to MR-RPC, medium-density, residential planned community. The property owner is Samuel L. Brenner Trustee/John David Vincent of Hallandale Beach, Fla.

Under the PLUS process, state planners and agencies – such as the Delaware Department of Transportation and Department of Natural Resources and Environmental Control – critique plans for larger commercial and residential projects throughout the state.

Once review of the proposed projects is completed by state agencies, developers can submit applications to Sussex County.
