Work to begin on Savannah Road Professional Center

Developer plans to offer upscale office space by 2014

Construction of an upscale office building along Savannah Road near Lewes is slated to begin this spring.

Chase Brockstedt, a Lewes-based attorney and project principal said Savannah Road Professional Center, at Dove Drive and Savannah Road would feature a pair of two-story buildings.

“There will be about 6,000 square feet of office space in each building,” Brockstedt said. The buildings will house medical and professional offices only, he said, emphasizing there would be no retail businesses.

“It’s all Class A office space, and there’s a very limited amount of it in this area,” Brockstedt said, referring to space found in buildings that are managed professionally and feature excellent location and easy access. Additionally, building materials are high quality, rents are competitive with other new buildings and offices are attractive to high-dollar tenants.

Brockstedt said preconstruction leases on the office park, adjacent to Covey Creek,  have been signed, and 50 percent of building one, at the back of the site, has been leased. He declined to name tenants.

Site utility work could begin before May, and buildings could be ready for occupancy in May 2014, Brockstedt said.

He said Savannah Road Professional Center LLC, is project developer, and Brockstedt & Associates is construction contractor.

Following an earlier effort to develop the property, Brockstedt was awarded $725,000 in damages after a U.S. District Court judge ruled Sussex County Council violated Brockstedt’s due-process rights when it denied his request for a zoning change.

Even though Sussex County Planning and Zoning Commission had approved the proposed project, county council in a 3-2 vote in February 2010 denied the application based on concerns it would exceed sewer capacity for the space and cause traffic congestion.

Brockstedt appealed the deci­sion and successfully sued the county. The case was settled Dec. 21, 2011.
