Home sales hold steady in October while listings lag
Delaware recorded 1,228 settled home sales in October, showing a slight increase compared with the same month last year. At the same time, the number of pending contracts dipped by 6%, and the average days on market climbed 32% to nearly 49 days.
The median listing price rose 1.7% to $408,133, while the median sold price remained flat at $397,815. New listings declined by 5% year over year, suggesting that much of the available inventory reflects homes that have been on the market longer.
Active inventory was up 14% compared with last October, with just over 4,300 homes available statewide. Despite the increase, limited new listings and longer selling timelines indicate that buyers still face challenges, especially those seeking more affordable options.
“Our members are working with both buyers and sellers to navigate a shifting market,” said Scott Farnan, president of the Delaware Association of Realtors. “While prices have held steady, homes are taking longer to sell, and many buyers are waiting for the right combination of price and financing to move forward.”
