The state’s Preliminary Land Use Service meeting agenda for Wednesday, Aug. 25, contains three proposed projects in the Cape Region, including a 131-unit subdivision along New Road in Lewes and a 245-unit subdivision on Round Pole Bridge Road near Milton.
New Road subdivision – Developer Glenwood Lewes LLC is proposing a cluster subdivision on the north side of New Road at Ashburn Road on a 77-acre site of AR-1 zoned land adjacent to the Tower Hill subdivision just outside Lewes city limits. Glenwood Lewes is a limited liability company of Ocean Atlantic/Schell Brothers.
According to the PLUS report filed by the developer, the property contains 19 acres of wetlands and 14 acres of forest; 4 acres of woodlands are proposed to be cleared. The homes would be clustered on 34.8 acres with 42.75 acres of open space. Sewer and water service would be provided by Tidewater Utilities.
The subdivision would generate 1,342 average daily vehicle trips.
The owner is Leslie Gay Knapp, successor/trustee under a revocable trust agreement of Halsey and Joan Knapp.
Schell Brothers is selling 10 three-quarter-acre lots along New Road, which are not part of the proposed Glenwood subdivision.
The project is on the PLUS agenda for a 2 p.m. review.
Road Pole Bridge subdivision – Spicer Route 1 is proposing a 245-unit subdivision on 132 acres along Round Pole Bridge Road 800 feet from the Hudson Road intersection. The developer is Stonemark Ventures LLC of Columbia, Md.
According to the PLUS application, the parcel contains 13 acres of wetlands, including 9.5 acres of tidal wetlands.
The proposed subdivision would generate 2,313 average daily vehicle trips. The project is scheduled for review at 1 p.m.
Route 24 commercial site – Also on the agenda is a site plan for 17,000 square feet of commercial space on a 3.3-acre parcel at the Route 24-Mulberry Knoll Road intersection. The plan includes a 5,000-square-foot convenience store and 12,000 square feet of office space in a three-story building. The proposed project, known as Mulberry Knoll Store, would generate 4,264 average daily vehicle trips. A review is scheduled for 1:30 p.m.

Before the proposed projects can file for public hearing(s) with Sussex County officials, they are subject to PLUS review by state agencies, which will issue reports for consideration by county officials.
