Beachfire proposes new West Rehoboth brewpub

Sussex board of adjustment must approve off-site parking

Beachfire Brewing Co. LLC has plans to build a new 2-story, 7,000-square-foot brewpub near its Revelation Craft Brewing building in West Rehoboth at the intersection of Canal Crossing Road and Central Street, Rehoboth Beach. The owners also operate a brewpub in Georgetown.

However, because the developer is requesting off-site parking, a special-use exception is required from the Sussex County Board of Adjustment. A public hearing is scheduled for 6 p.m., Monday, June 1.

The proposed preliminary site plan includes an outdoor area for possible seating and 40 parking spaces – 10 spaces onsite and 30 offsite spaces, which are not connected to the property.

The applicant is also requesting approval of its preliminary site plan by Sussex County Planning and Zoning Commission and to allow 22 parking spaces in the front-yard setback and a reduction in the number of spaces from 44 to 40 spaces. According to the application, the four spaces would be dedicated to allow for 60 bicycle parking spaces. Revelation Craft Brewing is a popular stop on the Junction and Breakwater Trail linking Rehoboth Beach and Lewes.

Sussex County Planning and Zoning Director said it was possible connection would be provided between the two sites.

At its May 14 meeting, commissioners did not vote on the site plan pending a decision by the board of adjustment. The application will be placed on a future agenda after the board of adjustment has voted.
