Above are schematic drawings that show what lot coverage looks can like today for a typical 5000 square foot lot in Rehoboth under the old zoning code (first 3 columns) and what they could look like under the new code (last 3 columns).
Examples: a 3000 square foot home, featuring an additional 250 square foot front porch, can still be built on a standard 5000 square foot lot. Alternatively, a 2500 square foot home, with an additional 250 square foot porch, plus a swimming pool, could be constructed on that same size lot.
The drawings show how much lot could be covered before -- note that all green space is in narrow setbacks. The drawings on the right show the additional green space now required.
