Atlantic Fields checks all the wrong boxes

December 26, 2025

At the Sussex County Council meeting held Oct. 21, Councilman Matt Lloyd noted that the Atlantic Fields proposal seems to check every possible box. I reviewed the proposal and concluded that he is right!

Inadequate infrastructure to handle the added traffic flow. Check.

Use of two-lane country road with no shoulder. Check.

Dangerous roundabouts. Check.

Delays for police, fire and ambulance services. Check.

Too close to elementary and middle schools. Check.

No Phase 2 environmental site assessment. Check.

Risky stormwater management leading to possible flooding. Check.

No low-income housing for low-paying jobs. Check.

Minimal green area, but a lot of blacktop. Check.

Added pollution – light, noise, air, ground water. Check.

Loss of rural character and damage to all neighbors. Check.

Developer already advertising Atlantic Fields prior to council approval. Check.

In addition, the proposal was backed by an outdated and flawed traffic plan as well as an obsolete county plan. And don't forget the $50,000 contributions to the two fire departments. Since a new fire truck costs $500,000 to $1 million, this will surely help. Sounds like a win-win all around!
