Lewes-Georgetown business park approved
With a 4-0 vote, Sussex County Council has approved a conditional-use application for the Lewes-Georgetown Professional Park on a 22-acre parcel bordered by Route 9 and Prettyman Road near Harbeson.
Sussex County Planning & Zoning Commission had recommended approval of the application.
MacKenzie Peet, an attorney representing developer Georgetown Business Plaza LLC, said the park will be developed in two phases, and include office and flexible space.
Phase 1 will comprise two medical/professional offices totaling 39,520 square feet on a nearly 3-acre section of the property along Route 9, which will also provide access to the site.
Phase 2 will include seven flex buildings for offices and/or warehouses totaling 59,000 square feet on an 8-acre section of the parcel.
An 11-acre section of the property, which contains a forest, will be left undisturbed for now, Peet said.
In addition, she said, no access from Prettyman Road is planned, with an access road for nearby residents only.
“There is a demand for this type of use,” Peet said. “The concept is driven by the need for medical office space to accommodate growth.”
Conditions placed on the project, to be built by Lighthouse Construction, include a 20-foot vegetated buffer around the perimeter, and no space for manufacturing, retail, gyms or fitness centers, breweries or restaurants.
Water will be provided by Artesian Water Co. and sewer by Artesian Wastewater Management.
The final site and landscape plans are subject to review and approval by the planning and zoning commission.
