Lewes still in play for arts center

Marasco: No offer to Clear Space, not a competition with Rehoboth
October 10, 2025

The City of Lewes has met with officials from Clear Space Theater Co. to discuss the possibility of building a performing arts center in town.

Mayor Amy Marasco said Clear Space approached the city to ask if Lewes was a viable alternative should they decide to leave Rehoboth Beach.

But, Marasco said the city has not made any offer, nor is there a competition between Lewes and Rehoboth Beach.

“We talked about a framework of incentives, how we can use the tools in our toolbox, permits and processes, to help should they secure property and decide to come here,” Marasco said.

She said she does not expect Lewes to make a counteroffer to the Rehoboth Beach agreement.

Clear Space gave a presentation on the results of a market study to Lewes Mayor and City Council in April.

Clear Space Managing Director Joe Gfaller said they had chosen a site within Lewes city limits, in addition to the Rehoboth Beach property.

Gfaller would not disclose the Lewes location because it is private property they would have to acquire.

Marasco said following that presentation, she heard from citizens and businesses who support a performing arts center.

“There is sentiment that a high-caliber theater and arts center would benefit the community,” she said.

She said the city has not heard from any other entity about building a performing arts center in Lewes, but she said they would be open to a conversation.
