Middle Creek Preserve a threat to Angola by the Bay

I am a concerned property owner and full-time resident of Angola By The Bay, a unique incorporated community that is 100 percent owned and operated by the property owners. Our by-laws and restricted covenants are implemented and enforced by our elected board of directors, many committees and paid business management.

We are located on Burton Prong of Herring Creek on the south side and along Angola Road on the north side, about one-half mile east of Route 24.

I recently attended the public hearing in Georgetown on April 14, where developer BDRP LLC of Columbia, Md. filed an application for the Middle Creek Preserve. This is a subdivision of 314 single-family homes on 147 acres of land directly across from Angola By The Bay along Angola Road.

After the developer’s presentation, the planning and zoning commission listened very attentively as I and several others had the opportunity to express our concerns about this project. Angola Road runs east from Route 24 to Camp Arrowhead Road. It’s a narrow road with no shoulders and has dips and curves.

There is already a new development of 25 homes and an additional five new road front frontage homes just east of this proposed subdivision along Angola Road. Obviously the traffic, during clearing, construction, and after completion of Middle Creek Preserve, will create a huge safety issue.

Another big issue for Angola By The Bay and surrounding communities is the stormwater runoff. Every new street, driveway and house roof will produce fast, concentrated water flow across the terrain during a heavy rain. Much of the soil in this area appears to be sand and heavy gray clay which does not absorb water very well.

The recently constructed road frontage properties across from Angola By The Bay already produce a lake along Angola Road after a steady rain. A major summer storm could direct that lake to flow through the pipe that is under Angola Road, directly into Angola By The Bay community. My hope is that all of these concerns are taken into consideration and potential problems are resolved before the Middle Creek Preserve is approved.
