Ritter Farm subdivision plan has 313 units
A plan has surfaced for a 313-unit subdivision off Janice Road near Lewes Fire Department Station 2 and Nassau Valley Vineyards on a 61-acre parcel owned by AAA Storage LP. The subdivision would be located directly behind the AAA Storage facility.
The plan was reviewed by state agencies during the Dec. 15 Office of State Planning Coordination Preliminary Land Use Service meeting. All comments on the project will be available to the county, applicant and public on or before Friday, Jan. 14.
Ring Lardner, the developer's engineer, said the proposal would require a rezoning application from AR-1 agricultural-residential, and C-1 commercial to MR medium-density residential, a conditional use for multifamily housing and a major subdivision application filed with Sussex County.
Public hearings will be scheduled before Sussex County Planning and Zoning Commission and Sussex County Council.
Lardner said the proposed subdivision, with access from Janice Road, would have sidewalks on both sides of all streets, a dog park, pool and clubhouse.
He said the property contains an old borrow pit, and its use would be determined once an environmental study was completed.
The property is within the Henlopen Transportation Improvement District, and the developer would be required to pay an established fee for road improvements.
