Three mixed-use structures under construction in Rehoboth Beach

Site work is well underway for three mixed-use buildings on Rehoboth Avenue in Rehoboth Beach.

Local developer Dave McCarthy, owner of Rehoboth Property Management, is building a trio of three-story, mixed-use buildings — each with commercial space on the first floor and a two-story, five-bedroom apartment above — at 413, 415 and 417 Rehoboth Ave. The city’s planning commission gave approval to the project in May 2024.

Construction is progressing steadily, with key foundational and structural phases completed, said McCarthy. Currently, steel components are being installed, he said.

All of the commercial spaces have already been pre-leased, underscoring the strong demand and interest for this highly anticipated project in such a prime downtown location, said McCarthy. The tentative completion date is fall 2026.

This project is situated near the entrance to downtown Rehoboth Beach. To the east of the construction site is The Ark Condominiums. To the west is Weeth Home. The roundabout with the lighthouse is just up the street. This is the location where Clear Space Theatre Co. tried for a number of years to build a new home.

“Our goal is to help beautify this important gateway and create a warm, welcoming entrance into our town,” McCarthy said. “We’re committed to delivering a high-caliber product that our local neighbors can be proud of.
