P&Z commissioners approve Acadia community

Developer has plan to help alleviate stormwater issues in area

A 234-lot development at the intersection of Conley's Chapel Road and Dorman Road near Lewes has received preliminary approval from Sussex County Planning and Zoning Commission.

Acadia at Rehoboth is a single-family cluster community on 117 acres of AR-1, agricultural-residential, land.

Making a motion for approval, Commissioner Keller Hopkins said he was satisfied the project reflected superior design elements for a cluster subdivision including central water and sewer, 50 acres of open space, a minimum 3,500-square-foot clubhouse and pool with the majority of lots being adjacent to open space. He said under cluster regulations, the minimum lot size is 7,500 square feet, but the developers’ proposed minimum lot size is 8,700 square feet with an average of 10,200 square feet.

Hopkins said the developer is required to provide a 50-foot buffer – with at least 30 feet of vegetation –– around the boundary of the property.

In addition, he said the community's proposed stormwater management system would accept runoff from the area near Wil King Road and help alleviate flooding conditions in the area.

The project is an Insight Land Co. LLC community.

As the result of a traffic impact study, Delaware Department of Transportation will require the developer to improve the alignment of Dorman Road and Conley's Chapel Road with turning lanes, and install 11-foot travel lanes and 5-foot shoulders.

In addition, 11-foot travel lanes and 5-foot shoulders will be required along Robinsonville Road to the Route 24 intersection. The developer would also be required to contribute funds to a DelDOT safety project at the Route 24-Robinsonville Road-Angola Road intersection.

According to the study, the proposed community will generate 2,280 vehicle trips on a typical weekday.

Because the project does not require a zoning change or conditional use, it will not be subject to a county council hearing.
