I oppose the new application for rezoning of Osprey Point. After a couple of years of hearings and input from surrounding communities, and with construction only now just beginning, the owner is now seeking a major change in the zoning such that a new application with entirely new site plan is needed to approve a new ordinance.
The developer asks for Dewey-level commercial zoning privileges among quiet Sussex County residential communities in a Delaware wildlife watershed creek area. The zoning and use sought deviates from precedent for Sussex County residential planned communities. Instead of a private marina serving its community, the developer asks for outdoor bars, an outdoor restaurant and amplified outdoor music, along with a commercial marina with associated commercial activities, all focused on activities suited for existing commercial areas in Sussex County, not residential areas. If approved, amplified outdoor music and outdoor bars in residential planned communities can become the norm for all existing and new Sussex County RPCs.
This application affects all Sussex County residents. Please come to the Sussex Planning & Zoning Commission hearing this Thursday, Aug. 11, at 5 p.m.
