Communal workspace with ocean view opening in Rehoboth

Realtor Jared Bowers says CoWork Reho answers needs of local professionals

Looking to meet a demand for reasonably priced office space in Rehoboth Beach, without all the long-term-lease related hassles, realtor Jared Bowers is opening CoWork Reho on the Boardwalk.

As the name implies, CoWork Reho will be a space for local professionals to have an office, but not all the extra overhead, said Bowers, of the commercial space located at the far north end of the Boardwalk on the first level of the Henlopen Condominium building.

A native of New Castle County, Bowers has been coming to Rehoboth Beach his whole life. He recently purchased a home within city limits. He said he would run by the long-vacant space everyday and envision the possibilities.

When it came up for auction recently, he was surprised to be the winning bidder, said Bowers. The one other guy bidding was looking to open a restaurant, he said.

“We both had our limits and mine was just a little bit higher,” said Bowers.

Bowers said the 6,400-square-foot space will have 30 6-foot by 8-foot offices – 14 facing the Boardwalk and ocean – and open space for individuals who sign up for use of the communal area. There will be 24-hour, 7-day-a-week access for participants and there’s an outdoor patio area at the southern end of the property.

“There’s going to be a pretty sweet view, at an economical price,” said Bowers. “You’ll be able to sit and look out over the ocean while you work.”

The plan is to also have a sandwich shop to serve customers, Boardwalk users and beachgoers, said Bowers. There’s nothing around here for three or four blocks, he said.

Bowers said prices will run $750 to $2,000 a month for individual offices and $150 a month for a membership to use the open space. He said there will be a student membership fee available for $100 a month.

The space is generally empty right now, which helps in the construction process, but there’s still work to be done and permitting to be approved. Bowers said he’s looking to have renovations done and ready for customers by the beginning of July.

When it’s all said and done, this will have an industrial feel with state-of-the-art technology, said Bowers.

“It’s going to be really cool,” he said.
