Developer seeks rezoning on Plantation Road; public hearing set Nov. 17
A local development company has filed a rezoning application for an 11.5-acre parcel on the southwest side of Plantation Road between Lewes and Rehoboth Beach.
Plantation Partners LLC and Jack Lingo Asset Management Co. have filed to rezone the property from AR-1, agricultural-residential, to C-2, medium commercial district, for offices and retail space.
The property is adjacent to the Plantation Park office complex and near a proposed assisted-living facility. “Development and proposed development in the area generates the need for support services and offices,” said David Hutt, the applicants' attorney, during an Oct. 22 Sussex County Planning and Zoning Commission public hearing. “This is an appropriate location with the trend of development on the west side of Plantation Road.”
Under construction not far from the property are two subdivisions, Arbor-Lyn and Wellesley at Hidden Meadows, and the Beebe Healthcare Specialty Surgical Hospital adjacent to the existing Beebe Health Route 24 campus.
Access to the parcel would line up with the entrance to Adylotte Estates, a subdivision on the east side of Plantation Road.
DelDOT officials will determine whether a traffic-impact study is required once a site plan for the parcel is submitted. The average traffic count on that section of Plantation Road is 14,825 vehicles per day.
The commission deferred a vote to a future meeting. Sussex County Council will hold a public hearing on the application at 1:30 p.m., Tuesday, Nov. 17, in the county administration building, 2 The Circle, Georgetown.
