The former Dunes Hotel and and Sea Esta Motel on the Forgotten Mile is being demolished to make way for condos.
The 0.68-acre property, located on Route 1 northwest of Dewey Beach, sold May 28 to EVG-UDC Ventures LLC for $2.75 million. The LLC is a subsidiary of homebuilder Evergreene Companies.
According to plans submitted to Sussex County July 2, Evergreene plans to build seven single-family detached condominium units. The units would be three floors and stand 42 feet tall. There will be 21 total parking spaces, as required by code.
The property is currently zoned C-1, general commercial. The developer does not seek to rezone the property. Water and sewer would be provided by Sussex County.
Evergreene will go before the Sussex County Board of Adjustment at 6 p.m., Monday, Aug. 18, at the County Administration Building in Georgetown to seek variances from the landscape buffer requirement and the fence height requirement.
From 2000 to 2018, the hotel on the site was known as the Sea Esta IV Motel. It changed ownership in 2018 and reopened as The Dunes Rehoboth Beach in 2019.
