Eden reopens on Route 1

Restaurant takes over Red, White & Basil space outside Rehoboth Beach
January 22, 2026

After two decades on Baltimore Avenue in Rehoboth Beach, Eden is now open in the former Red, White & Basil space on Route 1.

JAM Holdings announced the move in the fall, saying the expansion plans for the Atlantic Sands Hotel necessitated a new home. Eden’s downtown restaurant closed New Year’s Eve.

Restaurateurs Jeff McCracken and Mark Hunker have been doing business as JAM Holdings since they bought Eden in 2005. They opened JAM Bistro in 2010, before moving it next to Eden in 2011. In 2022, JAM Holdings bought Coho’s Market on Rehoboth Avenue, while also opening Red, White & Basil on Route 1 in the one-story building immediately north of the Fractured Prune. In 2023, JAM Bistro moved to a new location on the corner of Second Street and Wilmington Avenue because the Baltimore Avenue structure was set to be demolished to make way for a new hotel with a footprint that encompasses the Eden structure, the former JAM Bistro and the parking lot immediately to the east of where JAM Bistro was located.
