Mixed-use building recommended for Kings Highway site

Lewes residential structure to become retail with second-floor apartment

The house at 815 Kings Hwy. in Lewes is a step closer to being reimagined into a mixed-use building.

The Lewes Planning Commission voted unanimously Nov. 19, recommending approval of the application to mayor and city council.

The developer plans to turn the single-family dwelling into a general retail space with an apartment on the second floor. The property is zoned GC, general commercial.

Commissioners approved two waiver requests – one for relief from the 50-foot corridor buffer and the other for relief from the 30-foot residential buffer in the rear of the property.

They also attached a condition that the rear fence be extended to the side of the property line, to the front of the building.

The next-door neighbor had asked for the fence to prevent people from parking onto her property.

Trees will also be planted on the property.

There will be four parking spaces for the retail business and two spaces for the apartment.

Mayor and city council will take action on the recommendation at a future meeting.
