Public should vote on rezoning requests

September 16, 2025

Cape Gazette’s article in the Sept. 5 print issue on the proposed Atlantic Fields retail center mentions that the 73.5-acre site is currently zoned as AR-1, agricultural-residential. The developers of the project are requesting a change to C-4, planned commercial.

That is the only reference to zoning changes in the article, which goes into details about the Atlantic Fields project. There is no mention that the developers expect any difficulty or hold up to the project because of the zoning. That is because it is assumed, and we all know the change will be approved.

While it is true the county has in the past occasionally denied zoning change requests, I propose that requests to change agricultural zones be voted on by the people. That way we be can be sure the will of the populace is respected. Legislation to this effect, either at the county or state level, should be considered and implemented as soon as possible.
