After months of research and planning, Schell Brothers has launched its newest company, Kincade Homes. According to Chris Schell, “Schell Brothers is a high-end builder designed to provide buyers an attractive custom quality home at prices well below those offered by custom builders. We were being asked to enter communities that were a little farther from the beach at price points that really weren’t consistent with the Schell Brothers brand. Kincade will allow us to enter these more affordable communities while still offering our buyers Schell Brothers quality. You can think of Kincade as our Toyota and Schell as our Lexus.”
When the Schell team first sat down to discuss Kincade, they soon realized that they weren’t willing to make any of the sacrifices typically associated with affordable production homes. “We are proud of our homes’ curb appeal, quality, and extremely high energy efficiency,” Schell said. “We just couldn’t get ourselves to cut any of these features. We discussed using cheaper materials and less experienced (cheaper) tradesmen, but doing this would be so inconsistent with how we feel about our company and everything we believe in. We just couldn’t do it.”
So what’s the difference between Schell Brothers and Kincade? Schell explained that Kincade homes are designed to be beautiful and functional but also cost effective to build from a structural standpoint. “By far the most difficult part of launching Kincade was designing the home plans. We didn’t want our Kincade buyers to sacrifice function or livability for cost, so we had to design floor plans that were cost effective to build but also incredibly functional, giving buyers everything they want. This, we learned, can be extremely challenging, but after months of research and painstaking design work, we pulled it off.”
The Schell team not only researched current trends in new home design, but also spoke to salespeople at successful developments around the country to find out what their best-selling home plans were and why. This helped the Kincade design team piece together the best ideas from around the country.
Kincade already has been extremely well received by Realtors and prospective home buyers. In the first weekend after the launch, Kincade received more than 100 email inquiries from interested prospects. “The main attraction is the tremendous value offered by Kincade. We’re basically offering Kincade buyers the best of both worlds. They get Schell Brothers quality and design at a surprisingly affordable price. It’s really a win-win for the home buyer,” said Schell. In fact, one of Kincade’s plans was designed after Chris Schell’s personal home that he recently designed and built. “The home I live in is basically the Mallory plan. I scrapped the formal dining room for a large mudroom and huge pantry and just made the nook larger so it could fit a full-size dining table.”
