Sussex officials want subdivision work completed

Area developers face deadlines to finish infrastructure projects

Sussex County officials say they are getting serious about forcing developers to finish required infrastructure projects in their communities.

County engineer Hans Medlarz has presented Sussex County Council with a list of 14 subdivisions with unfinished work, such as final street paving, concrete repair and drainage system adjustments.

Medlarz said subdivisions were identified where no infrastructure work has occurred for several years or where 100 percent of lots have been sold but final infrastructure work is not finished.

Four of the 14 developments with potential safety issues have received letters from the county giving developers 90 days to finish work or the county will have the work done, calling in the developers' performance bonds.

Medlarz said work is needed to repair or complete catch basins, curbs and sidewalks raising safety concerns where tripping hazards are present.

Developments with unresolved drainage issues or unfinished infrastructure projects not considered safety issues have received letters with a 180-day deadline. If the work is not completed, the county could withhold building permits.

Medlarz said letters were mailed two weeks ago to developers, builders or legal entities responsible for projects and not to homeowners associations.

Area subdivisions on the list include:

Lewes area: Red Mill Pond North, Oakwood Village and Cedar Grove

Rehoboth area: Canal Point and Sterling Crossing

Milton: River Rock Run
