Canal Pointe seeks another amendment

Sussex P&Z agrees with community that dock dimensions are unrealistic

It's taken awhile, but residents of The Grande at Canal Pointe on Hebron Road in Rehoboth Beach are back on track to proceed with construction of a dock for non-motorized watercraft, including kayaks, canoes and paddleboards, for community access to the Lewes-Rehoboth Canal.

This is The Grande at Canal Point Maintenance Corporation's second filing to construct a dock. In order to pursue that goal, a condition on the original 2004 site plan had to be amended. That condition prohibited any dockage along the canal.

That amendment was approved by Sussex County Planning and Zoning Commission and Sussex County Council during summer 2021. However, council's approval included a condition requiring specific dimensions for the dock.

Saying the condition could not be complied with, the corporation filed another application to amend the one passed in 2021.

At its Jan. 13 meeting, Sussex County Planning and Zoning Commission recommended approval of the amended condition to remove specific dimensions of the dock. Commissioner Bruce Mears called the condition impossible and impracticable to meet.

County council's public hearing on the request is scheduled for 1:30 p.m., Tuesday, Jan. 25.
