Cool Spring slated for a second state review
A plan for a large mixed-use community west of Lewes will be reviewed for the second time by state agencies during a Wednesday, Jan. 25 Office of State Planning Coordination Preliminary Land Use Service meeting.
The Carl M. Freeman Companies proposes to build Cool Spring, a mixed-use residential community with 2,000 units, including single-family homes, apartments, duplexes, townhomes and villas; 77,100 square feet of commercial space, and 86,000 square feet of mixed residential and commercial space, with a proposed YMCA and shopping center.
The site is a 539-acre parcel along several roads including Log Cabin Hill Road and Hudson Road, with frontage along Route 9. The project was first reviewed by PLUS Dec. 15, 2021.
The Cool Spring review is scheduled for 10:15 a.m., Jan. 25, at 122 Martin Luther King Blvd. South in Room 113 of the Haslet Armory in Dover.

Grotto’s Boardwalk hotel goes before BoA
The Rehoboth Beach Board of Adjustment will hold a public hearing at 2:30 p.m., Monday, Jan. 23, related to a variance request for the proposed Grotto Pizza hotel on Rehoboth Avenue and the Boardwalk in Rehoboth Beach. The applicant is seeking an increase in the floor-to-area ratio from the code-mandated 2 to 2.76.
The meeting will be conducted in the commissioners room of city hall, 229 Rehoboth Ave. A full agenda, meeting materials and a livestream are accessible at cityofrehoboth.civicweb.net. Rehoboth shade tree committee to meet
The Rehoboth Beach Parks & Shade Tree Commission will meet at 10 a.m., Monday, Jan. 23, in the city hall commissioners room, 229 Rehoboth Ave.
The agenda calls for two hearings. The first is related to the removal of four crape myrtles located in the city right-of-way adjacent to 18 Park Ave.; the second concerns the removal of seven arborvitae trees located in the city right-of-way adjacent to 129 Columbia Ave.

BPW to meet on plant options Jan. 23
The Lewes Board of Public Works will host a workshop from 6 to 8 p.m., Monday, Jan. 23, at the Rollins Center.
BPW officials will discuss options presented in a GHD study of the Howard H. Seymour Water Reclamation Plant, aka the wastewater treatment plant.
A presentation available to in-person and virtual attendees will explain the study findings, and the pros and cons for each option. BPW President Tom Panetta said doing nothing is not an option; action must be taken to avoid complications from sea-level rise and nuisance flooding.
Sussex council meeting Jan. 24
Sussex County Council will meet at 10 a.m., Tuesday, Jan. 24, in the county administration building, 2 The Circle, Georgetown. Included on the agenda are a discussion on a rule of procedure relating to tributes, resolutions and proclamations, and a 1:30 p.m. public hearing on a conditional-use application filed by Howard Ritter & Sons Inc. to allow continued sales and storage of stone, mulch, soil and other related landscape products on their property at 33508 Ritter Lake Road, off Plantation Road near Lewes, which contains an existing borrow pit. Sussex County Planning & Zoning has recommended approval of the application.

Rep. Stell Parker Selby, D-Milton, will hold her first Tell Stell constituent meeting from 8:30 to 9:30 a.m., Monday, Jan. 23, at the Beaches restaurant, 200 Broadkill Road, Milton.
