Hilltop Apartments planned along Nassau Road
The Sussex County Planning & Zoning Commission has granted preliminary site-plan approval for Hilltop Apartments, comprising 31 four-story, two- and three-bedroom condominium units on a commercially zoned 2.58-acre parcel along Nassau Road near Lewes adjacent to property owner Andrej Lewandowski's business, Bayside Exteriors.
The commission also approved two waivers to allow 18 parking spaces in the front-yard setback and remove interconnectivity to the existing commercial business parcel.
During the commission's Aug. 10 meeting, assistant county attorney Vince Robertson said C-1 zoning, which is a grandfathered district, allows for up to 12 units per acre for residential use by right without a public hearing. Robertson said public hearings were triggered when the property owner requested the two waivers.
Ken Christenberry of Axiom Engineering said the parcel will be impacted by the Minos Conaway grade-separated intersection road improvement project, scheduled to start in 2024, which will include a roundabout at the Nassau Road-New Road intersection. He said Delaware Department of Transportation will provide sidewalks along Nassau Road and build the apartment complex entrance off Nassau Road. He said DelDOT requires a 40-foot setback from the road.
Several existing buildings will be demolished to make way for the apartment complex.
Planning & zoning staff will review and approve the final site plan before construction can begin.
