Letter: Sussex implored not to rezone Old Mill Road

Sussex will soon review applications for rezoning land that is located on Route 1 and Old Mill Road.  We are steadfastly opposed to the rezoning of A/R land under C/U #2147 and C/Z #1860, which would allow for the construction of a 150-unit apartment complex (low-income) on Route 1 and Old Mill Road.  Our concerns relating to this proposed development are as follows:

• Negative impact on groundwater level - There are approximately 70 single-family homes in this area, all of which have wells.  Since the proposed apartment complex would also use wells for its water supply, it would most certainly have a very negative impact on the groundwater level in this area. 

• Significant increase in vehicular traffic - The proposed apartment complex would have one of its entrances on Old Mill Road. Old Mill Road is a dead-end road and the only way for residents to leave the area.  There is no traffic light to allow for safe passage to Route 1. 

More cars attempting to enter and exit Old Mill Road will significantly increase the risk of accidents at this already hazardous intersection. In addition, the location of the proposed complex is directly across from the Minos Conaway Road intersection, a very dangerous and high-traffic area.  Additional cars from an apartment complex will make this area even more congested and dangerous.

•  Impact to residential neighborhood/environment - This area is wooded and residential in nature.  A large apartment complex with storage units and no environmental buffer would not be in keeping with the current land use.

The risk to all homeowners in the area is very significant.  If this rezoning is approved, the council will compromise our safety, ingress and egress, property values, and water supply. 
Please vote against this proposed zoning change.
