Milton planners approve Heritage Creek site plan

Phase 6 features 60 new homes including 39 triplexes

Milton Planning and Zoning Commission unanimously approved a preliminary site-plan for developer Fernmoor Homes to construct 60 new homes as part of Phase 6 of Heritage Creek in Milton.

Tim Willard, attorney for Fernmoor Homes, said construction cannot begin until final approval is granted, but plans are ready to go.

This phase of development originally called for 69 units, including 60 townhomes. But in May, Fernmoor Homes presented a revised master plan that converted many townhomes into single-family homes. Phase 6, which Fernmoor got the go-ahead to build June 18, reduced the number of units from 69 to 60. The new plan includes 11 single-family units, 10 duplexes and 39 triplexes. The revised plan also calls for two alleyways to provide access off the main streets.

Heritage Creek’s large-parcel development plan was approved in 2005, and was amended in 2013 and 2019. The plan allows Fernmoor Homes to build 425 units on 127 acres south of Mariner Middle School on Route 5, Harbeson Road. 

The original plan called for 210 single-family units, 46 duplexes, 160 townhomes, nine apartment buildings and a retail area. In the 2019 amendment, the retail area and apartment buildings were cut, while the numbers of single-family homes and duplexes were increased to 262 and 54, respectfully. The number of townhomes was reduced from 160 to 109, with most of the townhomes now taking the form of triplexes. 

Fernmoor Homes plans to further develop the property in a total of nine phases.
