Tanger Outlets owners seek to rezone parcel

Ten acres off Holland Glade Road behind Seaside would go from AR-1 to C-3

The owners of Tanger Outlets have plans to develop a 10-acre vacant parcel at the rear of the Tanger Seaside center along Holland Glade Road near Rehoboth Beach. Coroc/Rehoboth III LLC, a subsidiary of Tanger Factory Outlets Inc., has filed to rezone the parcel from AR-1, agricultural-residential, to C-3, heavy commercial district.

Jim Fuqua, the applicant's attorney, said at this time retail development is not planned for the land. Instead, he said, development could include a hotel and/or an entertainment establishment.

Access to the parcel would be from Holland Glade Road and Seaside Outlet Drive, the main entrance to the existing 25-acre outlet center. Fuqua said as development along Holland Glade Road progresses, state transportation officials have plans to install a traffic signal at the intersection with Route 1.

If the rezoning application is approved, the developer will need to submit a site plan to the planning and zoning commission and state agencies for review and approval. During its Jan. 24 meeting, Sussex County Planning and Zoning Commission voted to defer a vote to a future meeting.

Fuqua said existing access to the Junction & Breakwater Trail, linking Rehoboth Beach and Lewes, would be maintained.

Sussex County Council's public hearing on the application is scheduled for 1:30 p.m., Tuesday, Feb. 19, in the county administration building, 2 The Circle, Georgetown.
