Recent letters have complained that the Ocean One proposal doesn't create enough full-time livable-wage jobs to support residents, will likely pull customers away from existing local businesses, increase traffic pressure along the corridor, reduce farmland, etc. Large retail centers with mid-tier stores never address those needs, and these aren't the requirements for a large retail center – ever. I agree with concerns about insufficient planning as a whole, but I question the motivation: the large new community of homes stretching from Lewes/Rehoboth Beach to Long Neck (and similar developments west and north of this area) have a retail demand for products that aren't served by existing stores, and using Amazon/Temu, etc. only goes so far. I hope that complaints, concerns and recommendations for alternatives can use the correct logic.
